Brue Baukol Capital Partners' proposal for a rezone to S-MX-3 AIO might add some real density to the Dia neighborhood. This is the suburban mixed-use district on a hefty 6.27-acre site.
We're talking multi-unit residential, mixed-use buildings up to eight stories high, and with some napkin math, this is the kind of development that could bring close to 1,000 units of housing to the neighborhood next to the airport.
To get there, Brue Baukol has also committed to an affordable housing plan that's gonna ensure 8% of units are available for those at 60% of area median income.
Now, I know some of you might have concerns about noise levels for the tenants, but the board deferred to Rachel, an expert on the Planning Board, and she assured the Board that with multifamily, they're not gonna have significant exposure to noise.
City Council public hearing is scheduled for March 13, and I'm already seeing unanimous support with a 11 votes to second and pass.

The Denver Metropolitan Major League Baseball Stadium District, home to the Rockies, purchased this property from Xcel Energy in 2016 with a 20-year no-build restriction and an easement for access to a future electric substation.
Right now, it's a vacant lot used for parking and other related activities during game days and special events. But, they have big plans for this property. They're proposing a PUD based on the CMX Five district, an urban center mixed-use district, complete with limitations and requirements for open space, public events reporting, and design standards to make sure it's a top-notch, inviting, activated space for pedestrians.
And, they're requiring a minimum of 26,000 square feet for event space. The team has been working on this since 2019, and the original information notice was sent out in October 2021.

West Area Plan

The land use and built form chapter is the blueprint for growth strategy - it lays out the roadmap for where we're headed, including the Future Places map, height map, housing options, and design guidance. The Board has taken a diverse range of perspectives into account when refining this plan, redistributing density from Blueprint Denver and focusing it in key nodes and transit stations.
Now, the next steps are clear - they're taking updated maps to the steering committee on February 1st, then to the Planning Board for a public hearing on the 15th, and finally to the City Council for a public hearing on the 28th of March.


The Board brought up some valid points about it feeling "opinion-driven" and not reflecting pedestrian and high-injury network data. But here's the thing - they might simplify the plan by using two maps, one for the base and one for the incentives. This'll ensure transparency and clarity for the community.
The Board discussed the need to flesh out the details of the "Missing Middle" in the plan - where and when it should be implemented, and how we can integrate accessory dwelling units and duplexes in residential low areas.
But let's not forget, the role of the steering committees in neighborhood plans and the need for broader community engagement is crucial.
